What is a Home Inspection?

Home inspection is a report on the overall home's condition. Gives to buyer details about a home’s structure, foundation, electrical, plumbing, and more. It checks the areas of a home beyond what a buyer can see on the surface. It's important because helps to buyers to know if a home may need costly repairs. What is uncovered during an inspection can become part of a sales negotiation between buyer and seller, and their respective real estate agents. The cost can be since $300 to $600 or more, special areas inspected will be extra cost.

We are certified to give you a FREE Home Inspection which are used to give a report of house's visual inspection in different areas for SELLING the house. Use same parameters of a regular Home Inspection. It WON'T replace a Regular Home Inspection. Home Owners will have the opportunity of improving homes from Home Inspector's point of view. All that need to be repaired, replaced, removed or improved will be price so the Owners can prioritize the evaluated areas in 3 different categories GREEN, YELLOW and RED ZONE. We will be glad to schedule the work to improve your home. You have NO obligation of giving us the work BUT the STRONG intention of doing the work. FREE Home Inspection are scheduled to last an hour.

1. GRADING & DRAINAGE
​
Common Types of Grading and Drainage Problems: Rear or Side Swale Holding Water, Water Ponding at the Rear Patio, Grade Levels High and Sloping Towards the Home, Gutters Missing Downspouts, Missing Gutters.

2. ROOFING SYSTEM
​
Roofing materials, roof drainage systems, flashing, skylights, chimneys, and roof penetrations.

3. EXTERIOR
Wall coverings, flashing, and trim, exterior doors, attached and adjacent decks, balconies, stoops, steps, porches, and their associated railings, eaves, and fascias where accessible from the ground level and retaining walls that are likely to adversely affect the building, adjacent and entryway walkways, patios, and driveways.


4. GARAGE & CARPORT
Concrete slabs shrink a little as it cures and hairline shrinkage cracks are unavoidable.  Sagging garage ceilings cause for high moisture. Improper garage door installation, damage, or poor maintenance creates a dangerous condition that can cause serious injury.

5. INSULATION & VENTILATION
​Insulation and vapor retarders in unfinished spaces, ventilation of attics and foundation areas, kitchen, bathroom, laundry, and similar exhaust systems, clothes dryer exhaust systems

10. AIR CONDITIONING SYSTEM
​Central and permanently installed cooling equipment, distribution systems

11. ELECTRICAL SYSTEM
Service drop, service entrance conductors, cables, and raceways, service equipment and main disconnects, service grounding, interior components of service panels and subpanels, conductors, overcurrent protection devices, a representative number of installed lighting fixtures, switches, and receptacles, ground fault circuit interrupters and arc fault circuit interrupters.
